Most hotel renovations fail their timeline because the buyer did not plan for the wall panel lead time. The wall panels are typically on the critical path for room readiness, and a delay of two weeks at the factory cascades into a delayed reopening. This guide shows the realistic schedule from inquiry to room-ready for three property sizes.
The 5 phases of a panel-only renovation
Whether you renovate 100 rooms or 500 rooms, the same five phases apply:
- Specification & sampling (1-3 weeks) — Choose SPC or WPC per room type, request A4 samples, conduct in-room test.
- Production (7-10 days at factory) — Production starts after 30% deposit receipt. ENIS standard lead time is 7 days, plus 2-3 days for factory inspection and container loading.
- Ocean transit (18-28 days) — Depends on origin port and destination. FOB Shenzhen to Jebel Ali is 18-22 days.

Timeline for 100-room property
For a small property (100-150 rooms, ~600 m² total panel coverage):
- Week 0 — Inquiry submitted
- Week 1 — Samples received and tested
- Week 2 — PI confirmed, deposit wired
- Week 3 — Production complete, container loaded
- Week 6 — Container arrives at site
- Weeks 7-10 — Installation floor by floor (10-15 rooms per week)
- Week 11 — All rooms back in service
Total: 11 weeks from first inquiry to all rooms ready. For low-season renovation with a 12-week buffer, this is achievable without overtime.
Timeline for 200-room property
For a mid-size property (200-250 rooms, ~1,500 m² total):
- Week 0 — Inquiry submitted
- Week 1-2 — Samples received, tested, specification finalized
- Week 3 — PI confirmed, deposit wired
- Week 4 — Production complete, container loaded
- Week 7 — First container arrives (typically single 40HQ for this size)
- Week 8 — Second container arrives (if split shipment)
- Weeks 9-16 — Installation floor by floor (15-20 rooms per week with two install crews)
- Week 17 — All rooms back in service
Total: 17 weeks. Plan to start renovation 4-5 months before your peak season to allow buffer.
Timeline for 500-room property
For a large property (500+ rooms, ~3,500 m² total, often split across multiple buildings):
- Week 0-2 — Specification and sampling
- Week 3-4 — PI confirmed, deposits wired for phased shipments
- Weeks 5-7 — Phased production (Building A first, then B, then C)
- Weeks 8-12 — Staggered arrivals (one container per building, 3-4 week gap)
- Weeks 13-32 — Installation floor by floor, building by building
- Week 33 — All rooms back in service
Total: 33 weeks for full property. Most large properties plan a 9-12 month renovation cycle with one building closed at a time.
How to phase delivery floor-by-floor
The biggest mistake in hotel renovation is closing the entire property at once. Phased renovation keeps rooms in service and reduces cash flow impact. For a 200-room property:
- Close 1 floor (20 rooms) at a time for renovation.
- Ship 200 m² per phase (10 rooms × 20 m²).
- Production lead time for each 200 m² batch is 7-10 days from the factory.
- Container loading can use LCL (less-than-container-load) for smaller batches, or you can fill a 40HQ with 4-5 phases worth of panels and call them off as needed at destination port.

Buffer planning for first-time importers
If this is your first time sourcing panels from China, add 2-3 weeks of buffer for:
- Arabic translation of fire rating and origin certificates

- Sampling delays if first sample fails your in-room test
Repeat importers can skip this buffer. New importers should plan 14-15 weeks for a 100-room renovation, not 11.
Coordination with other trades
Wall panels are usually the third or fourth trade on site after demolition, electrical, and plumbing. Coordinate the panel delivery with:
- Demolition crew — wall substrate must be ready and clean before panels arrive.
- Electrical — outlet boxes and switches need to be flush with the new wall plane.
- Plumbing — bathroom wet zones need plumbing rough-in complete.
- Painting / ceiling — finish ceiling before wall panels so you do not get paint overspray on the panels.
